There's a lot of rent-to-own scams out there. Contract for deed schemes. Balloon payments. Banks that pull rugs. PMSI doesn't do any of that.
After your trial leasing period, you receive a real, recorded deed. The home is legally yours.
We finance directly. No bank approvals, no credit hoops, no chance the deal falls through at closing.
A real fixed-rate 30-year mortgage. Predictable payments. No surprises. No balloon payments.
Our "How to Become a Homeowner" program is structured around a 15-month trial period. Pay your rent on time every month, and at the end of the trial, the home becomes yours.

Sign a lease with security deposit. Actual deposit varies based on property and rental history.
Make on-time rent payments for 15 consecutive months. One late payment restarts the period.
Receive a real recorded deed. Move into a fixed-rate 30-year mortgage. The home is yours.
During the 15-month trial period, you cannot be late with your rent payment, or the fifteen-month period will begin again. This is how we protect both you and us. Stay current, and you'll have your own home at the end. Security deposits vary depending on property and your rental history.
Some PMSI properties offer a unique opportunity: significantly reduced rent in exchange for cosmetic work and labor on the property. The owner provides all materials — you provide the labor.
Most discounted properties need only cosmetic work like painting and cleaning. Lower rent is guaranteed for the full initial lease term and can sometimes be extended.

These properties are offered at heavily reduced rent because they need renovation. Inspect before applying — bring your contractor if you'd like.
These properties need extensive work and are offered at heavily discounted rent, leased as commercial storage units until certain work is complete — some may not be habitable until then. PMSI supplies materials; the lessee is responsible for all labor, which may include plumbing, electrical, heating and air conditioning, along with permits, inspections, and tests required by law. Some work may require a licensed contractor. The lowered rent is guaranteed for a full year.
